The story of the season so far is that inventory levels are down and buyer activity is up. Buyers are finding they have limited choices for quality homes and may have to compete with other bidders to get the perfect home. Compared to the same time last year, there are 41% fewer homes and condos on the market, and 50% more under contract. The Denver Post reported that Denver is No. 2 in the nation for the shortest length of time that a home is listed before being sold – 33 days! In particular, the segment of the market that’s in short supply and selling fast is the $250,000 to $400,000 market, especially near downtown Denver.
