Certified Pre-Owned Homes
Get the best price for your Cherry Point home by advertising a “Certified Pre-Owned” home, just like an auto dealer would advertise a “Certified Pre-Owned” car – a car that has been carefully inspected and repaired, and then sold with the factory warranty.
Home sellers typically get their home under contract for a lower price than they were hoping. Then, a couple of weeks later the inspection occurs and the buyer demands further repairs and concessions. By then, the seller has to negotiate inspection items in a short period of time and usually ends up cooperating just get the house sold.
My advice is to be proactive and do a pre-inspection of the major systems, i.e. roof, sewer line, electrical systems, hvac, and structure. Fix all the problems before you put your home on the market, and then get a home warranty that will protect both buyer and seller for mechanical failures for 1 year. Home warranties cost about $300. Use the pre-inspection and home warranty to negotiate a better price. You shouldn’t have any serious surprises during the inspection period. Additionally, your home will stand out from all the others on the market as a “Certified Pre-Owned” home.
