Denver’s Real Estate Market has become tough on those looking to buy a home. If you read the news you will find that to be true especially in the sub $500K range. Inventory levels are very low. Finding a quality home is hard, and when you do find one – you may be competing with another buyer(s). Homebuyers are finding that they will miss out on a good home if they aren’t ready with good financing and a stong offer. So how do you find a home when inventory levels are low and your really need to find a place to live? You need a good Realtor to do the following:
1) Follow up on U/C properties – if a property is under contract it you might stay in touch with the listing Realtor to see if you can swoop in with an offer if the contract starts breaking down.
2) Networking and Marketing Sessions – most agents will focus on what’s in the local MLS to show you. However, an active Realtor who is attending the marketing sessions and sales meetings will find out about properties before they hit the market.
3) Calling Agents who sell in a particular area – An agent that knows other Realtors and has a good reputation will find properties before they hit the market by calling agents who sell a lot in a specific neighborhood.
I have used all of these tactics to help my clients. Just a month ago, I found out about a property that was perfect for my clients in our Sales meeting. We saw it in the afternoon and had it under contract that evening. My clients had been searching for months with another agent and no results.
