It’s tough to find a buyer for your home when it backs to commercial property or has a busy street behind it. This is especially the case in down markets when there are abundant homes for sale and buyers have plenty to choose from. The Denver market had a few years of this from 2009 to 2011. It seemed that every home with a location flaw would take forever to sell and many times would either be withdrawn from the market for better times, or sold as a short sale.
The real estate market is different now. Much different. There is a shortage of homes for sale and we are seeing buyers overlooking minor flaws such as a location problem or lack of updating. Now may be the time to try to sell you home if you are considering it. If you are concerned about what to buy we can ease some of the anxiety. Many buyers will have a long lead time before closing, or offer to buy the property and rent it back to you. These options give you more time to find a better replacement home.
